1. Choose a mortgage professional and find out how much you can afford.
2. Once you know how much you are pre approved for, work with your mortgage professional to determine the amount of your down payment.
3. Now that you arre pre-approved, and have determined your down payment, we can discuss the area you would like to live and your "wants" and "must haves" in your first home.

Wants and Needs: The First thing I'd like to do is sit down with you and discuss the things you have to have and the things you'd like to have. This ensures that we are on the same page as we move forward together and helps me come up with recommendations. Its also best to determine any compromises we might have to make in our search.

Timeline: Once we have established what you are looking for in a home, we'll discuss how we will go about it. If you are not in a rush and want to casually pursue homes, we can do that. If you need to get a home NOW, then we can aggressively search for a great fit.

Recommendations: Aside from neighbourhood and home recommendations, I can also suggest home inspectors, contractors, lawyers, and mortgage professionals.

Now-a-days anyone can look online and see what homes are for sale, however, these sites aren't updated fast enough, which means you will be looking at old listings and the home may already be sold or you have missed out on the open house which you wanted to go to.
Working with a Realtor during the buying process is a free service to you. I can send you listings in real time, the moment a home hits the market, using a program on MLS. This gives you more options when looking for a home.
Once you have chosen which homes you like, I can book private showings when it is convenient for you. At the showings I will advise you if the house is priced at market value and if there are any possible defects with the home.
After you have chosen the home you want, I will guide you through the process of writing an Offer to Purchase and expertly negotiate the best deal for you.
If you choose to get a home inspection, I can help facilitate that and be there during this process.
